I found this article while on a Google search. This is good info for
everyone on this list.

Excerpt-Balconies offer an important benefit of living in a multistory apartment and condominium
building by extending usable living
space to the outdoors. In some cases, exterior
elevated walkways act as corridors to
provide access for residents to their units
and include stairways that are also exposed
to the elements. The desirable exterior exposure
of balconies and corridors also creates
a challenge in controlling water leakage.
Poorly detailed and constructed transitions,
interfaces, and penetrations often lead to
water intrusion into the occupied tenant
spaces of the building and may also result
in substantial distress to the building’s
exterior walls and structure.
In woodframed
balcony and exterior
elevated walkway construction, detailing at
transitions, interfaces, and penetrations is
often the most challenging and critical
aspect of waterproofing system design.

Job Profile-Mariners Inn-Cambria

The aging Mariner’s Inn was showing it’s wrinkles. Sold off to a new investor, the motel underwent a quick redo for the summer season while plans are drawn for a new hotel to be built in a few years.

In the meantime, the main attraction, the second story view deck needed major repairs. The ocean views are great, whales spouting off the coast were keeping us enteertained while we worked, otters and pelicans, gulls and terns are in abundance!

The job started with a tear off by the general contractor of the old decking, down to framing. Repairs to the framing and sloping installed via rip strips and new plywood solved that problem.

We then flashed the deck edges, then we installed Desert Crete decking over the lath as it was put down to isolate it from any salt air.

Rick Low of Associated Development Services loves the new decking system. Desert Crete is Class A rated as a fire retardant deck, holds up against use and abuse and provides a cost effective waterproof roof over the lobby area too.

Desert Crete was selected as the best choice for this hotel over competing systems offered by local contractors. Let me show you why you should select Desert Crete too.

Bill Leys To Present Webinar "Red Flags For Decks" For APRA

APRA-Association of Professional Reserve Analysts On November 16th, Bill Leys, owner of & CCW, will be presenting an hour and a half webinar for APRA’s Professional Reserve Analysts.

Sign up now for this educational event that will prepapre you for the task of determining reserve life, costs of maintenance and the realities of what other building components help determine how long the deck will last.

APRA is the world’s trade organization for reserve study professionals. APRA hosts an annual Symposium for continuing education, provides credentialing and produces the APRA Advisor newsletter that is circulated to thousands of potential reserve study customers.

In May of 2012 Bill presented at APRA’s annual symposium in Las Vegas NV. The 30+ PRA’s in attendance learned quite a bit and had their eyes opened to the hidden problems behind so many HOA construction issues. Sign up at APRA’s website for the webinar.

Wayne and Julie’s roof deck in Shell Beach had a few problems with it…we came in and fixed the cracks and redid the deck with texture and painted it all so it looks great for the summer season.
